購買新成屋或中古屋會有什麼費用產生呢?
許多投資人都知道,買房子時會需要支付許多額外的費用,這些額外的支出包含不同的名目,在各個國家也由於國情的不同、物件的不同、或投資類型的不同,而產生各種不同的收費標準。然而,這一筆筆的費用在您投資前,都必須被慎重地對待並計算在您的投資成本之內,因為全盤地瞭解每一筆投資有哪些隱藏的額外費用,往往是決定您投資是盈是虧的關鍵。
由於這些零零總總所謂「額外」的支出,也取決於許多不同的情況與對象,因此,在今天的文章裡,先給大家分享一個概略的「概念」,以一般情形來了解有哪些收費及那些對象,但先不考慮以下情況:
房地產仲介的佣金:西班牙的佣金多少往往取決於個家仲介不同的規定,收取的對象也各有不同,以後我們開另一個文章個別討論
以公司名義購買:若是您有一個專屬於房地產買賣的西班牙註冊公司,您所支付的契稅是不同於一般民眾的,但由於這牽涉到許多西班牙的稅務問題,我們以後也會分別為這一類別的投資另作討論

- 不動產登記(Registro de la propiedad):登記這兩個與買賣物業相關的契約也會產生費用,如果以一個買價為25萬歐元的房子為例,這登記費用約為350歐元。
- 稅金(Impuestos):因房屋新舊(新成屋或中古屋),會有兩種不同的稅收。
新成屋:房地產的增值稅(IVA)是屋價的10%。因此,在買25萬歐元的房子時,將被課徵25000歐元的稅額。
中古屋:針對這房產所課徵的稅是房地產轉移稅(ITP),稅額差異取決於自治區,費用為契約上價格的5%到10%不等。用先前同一個例子做計算,房產轉移稅費用為12500到25000歐元。請注意,如果稅務局認為房地產的價值遠超過買家購買時付出的價格,他們可以要求買家支付更高的稅金。每個自治區的稅務局都有一個房地產最低價值表單,用這表單他們能計算出每次買賣交易最低房地產轉移稅的應付金額。
關於房地產轉移稅,有些自治區針對大家庭有釋出折扣。例如在馬德里,針對大家庭且居住地設籍在馬德里的,徵收的房地產轉移稅率是4%。
不論預售屋還是中古屋,皆要付法律行為登錄稅(AJD),費用為契約上買賣費用的1%和契約上貸款額的1%。
